Your Homebuying Blueprint

Starting the Process

Step 1: Find a reliable realtor to work with... and send all property requests to that realtor. This is where I come in!

Step 2: Minimize using mainstream sites like Realtor, Zillow, and Trulia. While they can be helpful, they aren't always up-to-date. Stick to my site (MLS) to avoid unnecessary contact from other agents and stay on top of the market.

Step 3: Before placing any offers, get prequalified with a local lender. I can refer excellent lenders who specialize in VA, FHA, Conventional loans, and Down Payment Assistance Programs. A preapproval letter is a must for any offer you submit.

Step 4: Let me know which homes you'd like to see, and we'll schedule showings. I can assist with any property on the market, including new builds and land.

Step 5: Found the home of your dreams? Time to put in an offer!

Once You're Under Contract

Step 1: Within 3 business days, you'll need to submit the Earnest money—similar to a security deposit—usually about 1% of the purchase price. This goes to the Title company.

Step 2: Get an inspection scheduled promptly. I can help coordinate this for you and recommend top inspectors I trust.

Step 3: If the inspection is clean, have the lender order the appraisal. This ensures the home’s value aligns with the loan amount.

Step 4: Complete an inspection objection form if repairs are needed. This is your chance to request fixes from the seller.

Step 5: The seller will respond with an inspection resolution, listing the repairs or replacements they will take care of.

Step 6: Stay on top of contractual dates throughout the process—don’t worry, my assistant and I will ensure everything stays on track.

Step 7: Now, the exciting part—closing on your new home!
